Understanding Highest and Best Use – Often times the current use is not the highest and best use. Understanding the highest and best use is vital in order to understand value. Commercial Valuations– You will learn how to correctly use and apply GRM, Cap Rate, IRR, Time Value of Money, Discount Rates, ROI, cost per unit, cost per square foot, and more.
BPO 201– In this course we take all of the comprehensive information you have learned in the previous five courses and put all that incredibly powerful knowledge to work by creating an actual 50+ page commercial BPO on a property that is currently in foreclosure. Then we will submit that BPO to the bank and negotiate for the listing.
Creating an Effective Business Plan for the Distressed Commercial Market. I will teach you how to write your own business plan and effectively execute it to put you in a position to immediately begin getting traction in the distressed commercial real estate markets.
