Does anybody know of any markets that are driven by standard, fair market sales?  That is not dominated by REO or Short sales.

Parts of my market is not short sale or reo driven. There are some, but a fairly small percentage.  It includes Palo Alto, Menlo Park, Los Altos, Atherton, Mountain View, Cupertino, Saratoga, Los Gatos, all in the western part of the Silicon Valley in Ca.  Once you get into San Jose and some other surrounding areas there are lots of short sales, and a few reos.

There are a few homes under a million, many between 1-2 million, and the rest over 2 million.  The areas where there are the most short sales and foreclosures are under 800K.

I think there is a difference between dominated and influenced.
