I am not sure I am going to accept the Auction.com listings. For 1% we are expected to do a five hour ( 11 to 4) Open House on Saturday and Sunday every week until sold. It costs me $100 every weekend for a "House Sitter" for each of the three properties. I have already invested a weekly inspection for every week in the redemption period ( three Months). I am paid $35 by another company to do drive by inspections, no comps. You have received a $450 value for each property. List the property on the MLS. That takes another hour of my time. That makes an investment for the first week of the sale of about $600 for a $750 commission.  Then we are expected to do a  BPO, a $75 value and a weekly inspection report with interior photos. At the end of the first week I have already invested more than $750. When I turn it down I have already invested about $500 that I will not be paid.

 

Hudson and Marshal on line auction pays the listing broker 3% and also pays a commission to the selling agent.
