Investors are active in areas like Las Vegas, buying properties around $50,000 or less that are cash flow positive. There are even places in CA, even in the the San Diego metro where cash flow properties are being purchased at low prices. I'm not sure the market isn't going to double-dip. But these investors argue "How much can you lose when you paid $40,000 and net hundreds of dollars every month?"
So are any of you building wealth for yourselves or clients by picking up low-priced investments? I want to know where are the best cash flow areas! Cash flow depends on down-payment so the real question is where are the best ratios of rent (minus, HOA, taxes, insurance) to purchase price, i.e. cap rate.
