Getting started in Short Sales

I am looking to work with Short Sales and would greatly appreciate any help and/or advice as I have always worked as an REO agent.

 

Questions:

 

1.) Recommended training and/or certifications?

     Any comments on CDPE?

 

2.) I recently upgraded RES.net.  Is there any RES.net training for Short Sales or any other upgrades?  I noticed there is a Short Sale sign.  How does that differ from listing agent?

 

3.) Equator  Is certification recommended?  Marketing tool with seller's in trying to get Short Sale Listings?  

 

3.) As Titanuim Home Retention Specialist you get potential leads? Is this a correct statement? So the $125 investment seems like a no brainer.

 

4.) Any other adivice and/or information?

  • Barb, I've been doing SS for 3+ years, it's a same process like REO industry. Knowledge, perseverance, experience and hard working skills.
    I personally will recommend this company http://theshortsalegenius.com/ I've been a member of their company for about 2 years and absolutely loved, it quickly paid off with all of the knowledge and process.
    With the short sale you are talking and working with real home owners, not the investors. We call and prospect for listings. DON'T waste any time with "T" they are huge waste of time.

    • I second the Short Sale Genius recommendation. I have been with them for 2 years and they are top notch. They go above and beyond the basics of a short sale. They will teach you advanced escalation techniques and how to analyze short sale vs. foreclosure numbers like the banks do!

      CDPE is legit and "T" is great if you love door knocking houses 3x for $30.

    • Thanbk you so much. I don't mind the REO's but it seems lately everyone has a new fee for a platform, certification, and/or training. PMH emailed me today because they partnered with Prospect they are looking for a fee. SingleSouce is using a company that you have to pay to be a preferred agent. Paradigm wants $1500.US Res you work for free. I can go on forever. It seems there are less REO's in my market as I imagine all over the country yet the asset management companies are constantly hitting me new fees every day. It use to be that you were the preferred agent by your performance and grading on your BPO's..

      I am so looking forward to working with homeowners once again. Thank you so much for your advice and all your information. You can't imagine how much I appreciate!!!

        I am a HRC with Titanium. The premise is to help homeowners stay in their home. Once you have completed the assignment you may stay in touch with that homeowner. I send cards etc to stay in front of th custome , without any pressure and if their loan mod does not work they may call me. This is another form of farming. Titanium also has an REO division Excellen REO that will be assigning REO's sometime this year. You need to be a HRC in order to get into Excellen. I am not so sure Titanium is a waste of time. It all depends on why you signed up in the first place. If all you are looking for are leads that will turn into listings, then you probably won't see an advantage. I joined up to give something back and help assist a homeowner to stay in their home. If opportunities come out of this, which I know they will great, if not it is still a great experience and I am learning from each door I knock on. This is a tough market and you will never get ahead unless your mind is open to new ideas. Negative thoughts bring negative results! Have a good day Barbara!! :-)

          Thank you for the response. I agree with you giving back is a wonderful thing. Helping a homeowner stay in their home is the highest reward possible as is assisting someone avoid foreclosure. Everytime I've done CFK or I perform a drive by for a property that is in default especially the ones with the toys and bikes littering the lawn it breaks my heart. Unfortunately, someone has to list the REO's and you are correct it's a tough market but I am actually looking forward to Short Sales and working with Homewowners once again :) You have a wonderful day, too!
  • 3. it is a good invesment. you get leads and phone #... your assignment may turn into a short sale but you have to split with titanium. It is a no brainer job until you have to deal with schedule and hours for completion.

    3. Equator i just keep a min membership. B of A uses the platform for short sales.

    1. I am a member of CDPE. I chose a hardway to form a study group. I do door knocking or alone with a partner got 1 listing.
