Haunted Listings

What is the rule to disclosing of haunted/potential haunted property, anybody know?  If you are not required by law, would you still disclose it if the owner tells you about it?

  • The goblins and ghouls in my assets have generally come from the previous live borrowers. They leave cryptic messages on the walls and ectosplasmic slime in refridgerators, bathtubs, and toilet bowls.

  • In New Jersey we only have to disclose information regarding the condition of the property.
  • In California the seller must disclose if there has been a death in the past 3 years. I have had this discussion with a bank that has me sell some of their probates and trusts. They claim they do not have to disclose unless asked. When they tell me the owner died on the property I disclose it. While they are exempt from filling out the disclosure form that asks that question, I am not exempt from disclosing what I know. 

    I can not speculate on what I would do if I was not required but it is important to so many people in my market if the demographics were the same I would disclose. If it was not important I might feel differently.
