  • what does 2a and 2s mean?

  • Was it your understanding that, in order to be able to apply, you had to be registered with HUD as a buyers agent? The person who was picked in our area lives 150 miles away, and, as far as I can tell, is not HUD approved.
    • Hi John,

I did ask Pemco this question, they said no you did not have to be registered with Hud but you did have to state in the application that the broker of record had applied for the naid number and were waiting to receive the naid number from Hud. They did state that you could not list properties until you have your naid number.
      • Hi Lou,

Can you please clarify who needs the NAID number in order to list properties. Is it the Broker or Broker & Listing agent?
        • Hi Silvia,

Everybody below needs a NAID number to work on a HUD property, (listing & selling)

          1) Selling agent
          2) Listing agent
          3) Broker of record.

The Broker of record is the only one who can apply for the NAID number. In California Hud Pemco and BLB Resources are the two HUD approved asset management companies. Any agent can apply, but they prefer to hire small Broker owner real estate companies. Good Luck!
