Heading into 2014, I hope you all have a great holiday season and NEW YEAR. Today, I want to talk about several discussions I have had with my clients, investors and realtors. I have been working with investors and realtors for nearly 10 years now. Most of my clients are all seeking sellers and potential buyers. Others might seek vacant land or renters.
Here are a few projects I am currently working on with several investors and realtors.
-Out of state owners / Non owner occupied
-2nd property owners
-Homeowners who are currently 30, 60 and 90 days late
-100% renters /0 mortgage trade lines
-Vacant Land Lists
These are just a few to name and most commonly requested for. Typically I am just the data provider. After many years of working on these project I have a lot of output to provide with the list. I would like to take this time to comment about each project idea.
-Out of state owners is kinda of self explanatory. This would help us reach folks who own property in a targeted community of interest. The homeowner lives outside of the state where the property is located.
-2nd property owners list is derived from people receiving 2 or more property tax records at one address. The purpose of the 2nd address is unknown so the 2nd property could be a rental property or vacation home.
-Homeowners who are currently 30,. 60 and 90 days late on their mortgage payments. This would be ideal for any realtor or investor. Help the homeowner get out of their current loan situation with something rather than nothing. The obvious advantage here is that you can reach the homeowners before they receive their notice of default (NOD) form the lender.
-Renters will not rent forever, or will they. If they rent property, have a great credit score, have 0 mortgages WHY NOT put one of your neighbors in a home.
-Vacant land lists can be useful to investors more than realtors. The purpose of this list is to acquire land without any buildings established on the land.
