  • I believe that you have to have a high volume of BPO's to justify BPO automation. The cost of software and it seems to me complicated since I am not much computer oriented. Free BPO can be justified the same as we pay for a seminar, webinar,or any othernar! The nightmare is Unpaid BPO fees because the company is that way and we already know about it for most of the time. Nobody can understand why they run their business that way and to be paid is another challenge! The reality is I have done some and realized that I got the listing later on of the "unpaid" BPO I have previousely completed. WHY?... Because (at least I believe...) my BPO went to this company and then to the lender. Later on and upon foreclosure, it went to another Asset Management Company and My BPO was still in the file. That might be enough to retain the attention of someone to elect me & myself as listing agent. The maths are unpaid $ 50 BPO for a $ 700,000 listing, I can do that ! That does not mean I accept them for free. Remember, we are the ears and eyes of the lender... (...OUR client, asset manager, loan servicing company, THE one we owe as agent a fiduciary duty of utmost care...) ... the property file is travelling safely from one desk to another one with your (or NOT) work (name) attached to this file. They worth what they are at a certain time but remain a serious information for a decision maker who has no idea about a property located hundred miles away from their desk. One detail can change the path of this property. They want to know and NOW!...Our client is the owner of the property, the one who order the BPO and has the final decison. It takes time to complete them, but actually agent are devoting more time for a seller who is living in the property and knows everything about it! I recently experienced an interior order re assigned behind another agent who actually went into the property 2 days prior my task, and did not bother to email to AM neither to download the photos or any other work. I am looking for any mean to improve my business, but for sure this agent won't have his/her name into this file and forget about listing. This is reality. In other hand, agents are doing broker tour on weekly basis. Driving from one property to another one, burning gas to visit other fellow's listing. This is unpaid activity and many time agent are visiting listings not even relevant to their actual buyer. Conclusion is we have to make a choice: the cheese or the money of the cheese !
  • I'm surprised nothing concrete has appeared concerning this subject. Here's what I have, automated BPO's are being done with the help of a program that can get the info off your MLS and does auto fill into your BPO worksheet. These programs have been enhanced and updated by out-sourcers such as Nicole Ocean.   • There is a program being sold for BPO automation. I have the manual and have downloaded the trial version but I have not implemented it yet. Haven't had the time. It will pull comp info directly from your MLS. You can go on www.nicoleocean.com and see a video.
  • My last BPO took 2 and a half DAYS! But it was for a whole subdivision of 33 houses and 56 lots. Which when you break it down by the number of properties, it was too bad. But it still took more then 30 seconds!

    • I don't care how long it takes to do BPO. I rather do a good job. So far, no qc even on a single order. I believe in quality not quantity.

      • Me too, quality is important, but when they pay so little and you ask for a bit more and they give it to another, you have to be practical. I just can't afford to spend too much time on anything for $40!! I need to make a living here. It's a rather disturbing trend in the BPO biz right now. Like Mark 2 Market just lowered their base fee to $45. Their form takes a long time to fill out. At some point they are going to experience a decline in quality as people simply can't afford to spend too much time on a single BPO. If we all resolved not to accept the low prices we could stop this trend but I don't see that happening.
