Do anyone have experience in writing short sales soliciation letter for borrower that are in default? I have send out letters and received two response but I want to improve my letter writing which should improve responses.

    I also pick out the Wachovia NOD's and then weed them out by the number of loans and the percentage that they are underwater. I use a site called foreclosure radar. Very handy if you are doing short sales or REO's. You can see the NOD sale dates and see if they are delayed. You can see the time and date of a sale and how much it sold for. Best of all you can search out the people that have NOD's with the banks that you want to work with and see in advance where they are in the process. I hope they give me a free month for this commercial LOL.

  • I hand deliver my letter and leave it on the door in a sealed envelope - I always start with - Do you know of someone that is having difficulties in making their mortgage payments..... I never target them as being the ones in default - as most people are in denial and resent being the direct target - a softer approach is better - make it sound like you are reaching out to others and not just one individual. I then leave the same letter to the houses next door, so that they do not feel as if they were targeted. And I have gotten calls from the neighbor because they or someone they knew needed help.

  • Getting two responses is great....I have sent out Postcards and newsletters to thousands and received 0 response...I would be curious to know how your letter is written and if you hand write the envelope. I am going to start door knocking in my neighborhood to get listings..I think this will work better for me and cheaper...but if you could send me your letter, I would love to see it!

      I type the letter but hand write the envelope has many view people will open and read them as personal. I am not in no way mean a letter writting expert. I only target Wachovia NOD because they offer sellers 5,000 relocation expense.

          Foreclosure Radar is the tool that I use. You can search by lender which is a great tool if you are successful with a particular lender. I have closed three short sales with Wachovia this year so far and each homeowner received 5,000 relocation fee after closing.
