Venting TIME!

I just have to say this....I really hate when agents don't answer the freaking phone!!!! Listen, if you are working a deal with me I answer the phone email text and everything else! Communication is a part of this job! Start answering communication waves and you want have to worry about how you are going to pay your bills...Geez....SMH

  • Do it like the old days and hand deliver the offer. That's what we do with unresponsive agents....along with sending it to the broker or record =).
  • This is is true with many of the reo agents where I work, they do not respond to voicemails, emails, nothing. I can send them an offer, no idea if they even received it. I had one offer I presented to an reo agent into a system that he required for submitting offers, I made a copy of the submission page and waited... After a few days, I finally got in contact with someone at his office and they told me that they never received my offer. I emailed her a copy of the submission page, didn't help, they just said it didn't matter.

     

    It seems that their attitude is, "I don't need you, you need me".

     

    There is a serious lack of customer service in the reo brokerage industry, at least where I work. The reo agents that actually do answer voicemails and emails are greatly appreciated.

  • Lol...I think you will see phones become less and less used in our business as time goes on.

    I get some of my listings texted to me by one of my AMs.

    Pretty soon we will using Facebook instead of Equator to manage our listings ;)
    • Not to hi-jack the conversation here, but I am thinking, more and more, that the move away from personal communication (phone and face to face) has an incredibly negative affect on client relationships.  I completely understand the efficiency of shooting an e-mail from a documentation standpoint, etc.  But, people that refuse to communicate in person and over the phone are missing the boat in my opinion...  

       

      • It's all about efficiency.  

        We have great personal relationships with those we need to but not with those we don't...in particular, the brain-dead agent who submits me the 50 page offer with every disclosure on earth but no proof of funds or pre-approval letter =).

  • I share your anger Marqueze. And I will say from experience that these agents are just plain lazy!

     

    If I can handle 12 new REO listings, 16 offers (and I lost count of how many counter offers) in same week plus 150+ calls per day on these same properties 3 weeks, then most agents should be able to at least return calls or emails in a timely manner. Oh, I had 2 agents loose out on the above situation because they failed to call me back after they faxed their offer to me without calling first.

     

    There is no excuse for this in today's market conditions!

  • I agree.   But on the other hand, it is very annoying when agents pester you with questions like; when will the addendums get here or when will the seller respond to my offer?  I tell all my selling agents up front that I will pass these things on as soon as I receive them from the seller.  I promise to not keep anything a secret.  But when you get two or three calls a day plus emails from these agents, you tend to send these callers to voicemail where they languish indefinitely.

  • Nothing is more irritating than an agent that will not answer the  *%#@ phone. Be professional and show some resect to your fellow Realtors.

    Also the message on agents voice mail that says " i'll return your call at my earliest conveinance" . In other words "I'll call you back when I don't have anything better to do". Rude,rude, Rude

    • Jeff - I agree on that "earliest convenience" line.  Truly a rude expression.  Then they also say "have a bless-ed day". 

       

      That being said, I'm one of those REO agents who doesn't answer her phone.  Going into REO in 1998 and having email saved me from losing my business after my post-medical treatment personality change causing an aversion to phone calls.  Still have the aversion.  That's why I make sure that all showings can be set up by my office and that I'm in constant contact with my email.  (I also get irritated quickly with bad cell phones and having to ask people to repeat what they are saying several times.) 

       

      My MLS listings say to email me for any further info.  I've also discovered the constant need to prove what I've told agents about negotiations, offers, etc. and having it in writing has saved me from all kind of accusations like "you never told me...multiple offers..required addendums..my proof of funds was inadequate" etc.  

       

      In my earlier career days, before the high reo days, I had difficulty reaching a couple of agents who, now that I look back, probably suffered from some depression.  I would probably called their broker for help had I realized what the problem was. You just never know.
