It seems like the only people who participate in these types of things are the ones doing no business, I know of active rain, does anybody know any other good REO sites.

 

I tried again to add a group of assetmanagment companies that use res.net, I got 8 member (thanks) and only one person added single source. Like, what do you have to do, or where do you have to go to get some real info

 

anyone doing any business that wants to share and network? I have been on here for about a week now and have had 3 agents call me directly, and been growing eachothers business.

 

Again, of you do business with any companies in res.net please add them to my group. This is ideal if you make a revert list like I do. You can sit down monday morning and see all of the homes that got foreclosed on friday, are going to be assigned agents, and if that bank outsources to companies that use res.net you can call/email, see who is in charge of your state/ assigning listings and say.

 

Hello, the above property got foreclosed on friday, and should be coming across your desk. I have driven by, attached is an exterior photo, and determined the property is vacant and ready to be re keyed. I can have this asset secured for you asap, my res.net ID is 0000000 Let me know if you need any help with this asset  attached is a copy of my resume.

 

you guys should be paying me for this kind of stuff... anyway, if anyone would really like to start networking, participate in adding compnies to that group, or help grow eachothers business shoot me a message please.

 

I dont know about you but I am trying to take over the world, not complain about doing BPO's for a company that doesnt even do REO's and why im not getting a listing

  • I happen to like coming in here on a daily basis and checking in to see what's new and sometimes make a contribution as well. I belong to other sites as well but this happens to be my favorite one when it comes to residential REO. Oh, by the way I've closed over 130 properties since last September so I guess you can say I am a little bit busy.

    Your suggestion to call and ask for business sounds good but I am afraid it doesn't work that way. For starters, AMs don't give out their number to just anyone. Furthermore, even if you happen to get their number they probably won't be happy to get an unsolicited call. Last but not least most outsourcers/banks have an extensive list of agents they are doing business with and if you are not on their list you're wasting your time. Just my two cents worth.
    • Correct, thats why you have to go around the back, you can usually figure out who is in charge of your area, and you dont just do the standard agent call to an asset manager/ assignor. Lets say I found out this home eq REO that got foreclosed on friday got out sourced to IAS ( I have a woman at home eq that will tell me if it goes to IAS, LPS, USRES, or in house)

      I would either check and see if it was recently listed as a short sale, or have one of my BPO agents drive by. Email/call the person at IAS with:

      Here is a normal agent: Hey I was wondering how I get business, how do I get listings from you guys, or other stuff like that.

      My Script would be. Hello is this ____, Hi ____ Im calling about a property home eq out sourced to you guys are you ready for the address. The address is 123 main street. Ok, I have driven by and determined the property is vacant and ready to be re keyed, I am in agent in your network and would be happy to assist you with this assett.

      Calling an asset manager/company about a property the just acquired with useful information is what you need to do. You can even call a general persona give them the property address and they will tell you who is in charge.... when you talk to that person if it its already assigned you ask are you the only person in charge of my state or is it round robin, ext... that way you can figure out who else you need to talk to.

      You have to be confident, have a property to talk about, ext. Not just calling asking for business. Practice with BPO companies there not as scary, get the general person and ask are you a blast system, or is there someone in charge of my state, get there info.... some people are rude, just like everywhere in the real estate business.

      Keep track of the rude people and everyone you talk too, make sure not to call back rude people and get as much info about the company, the way the assign and who you need to be in contact with.

      For hsbs mortgage services inc (Not HSBC BANK NA which means they are just the trustee and have nothing to do with it) there is a woman In charge of my area, and every property that gets foreclosed on I email her with the address/ occupancy and let her know if she needs my assistance. She doesnt respond, and I call her about every 4 months and leave a VM

      This is not annoying, and you can bet you butt when her guy drops the ball.... she will be thinking about me. If I emailed her every month asking about getting business or how most people go about it.... I will never get a thing.

      You have to be different, better then the average person. The first listing I ever got was from OCWEN, and from me calling off some asset manager list I got, and it was perfect timing, I wasnt even in the REO network yet and had a pending app

      I saw the property had a previouse MLS, and had tenants in there. I told them, I have a personal relationship with the current listing agent, and will have no problem negotiating the Cash for Keys with these tenants. I got them to approve my app and assign my listings.

      So you are right they will not be happy about unsolicited average agent calls.

      However you can figure out all the information you need through networking ext, to call the right person, say the right thing, maybe not get the business then, but figure out how

    It sounds as if you are doing great and have a lot of valuable information that I'm sure a lot of people appreciate. Thanks for sharing it and if I have anything additional to add to your lists or possibly a contact you could use and don't already have I'll post it.

      No offense at all, I had no business a year ago too.... I am happy to share everything I know and would like people to do the same.

      I just dont like making a group asking for participation, and having people hop on, and add nothing benificial.

      Believe me I am not a know it all ha ha, infact anyone in who thinks that will not make it as far as they can. I am a rookie in this business, and a child to say the least.

      So, sorry to anyone i might have upset, and please dont take it the wrong way k :)

      • I agree with you Nate. We all have information that we think might not be valuable to share so we just sit here and read other posts. But that information can be very useful to somebody else. We can really help each other out if we truly wanted to. Time to make this forum more of a tool for each other.
  • hmm...I have the same list of Resnet lenders that have aleady been posted... nothing add'l..... and I dont appreciate the insinuation that as a participant, I do no business....I doubt anyone else does either.
    Fortuneately, i enjoy this forum, its what I do when I have 5 mins. to spare....
