My guidelines for the bulk purchases are fairly specific. In addition to the $300k to $1.5/2M purchase price per unit of SFRs and MFRs, we obviously want them to have minimal rehab costs. Los Angeles County and Orange County, CA are the only approved counties for now. We can do single unit multiples but would obviously get better pricing power at multiple units and bulk sales. We are targeting 60% of appraised or Zillow for the bulk purchases, which we realize would keep us on the high end of the market. I've seen inventory from Chase at these prices so it is realistic with some hard digging.

Going directly to banks or investment firms who owns the tapes is always the best policy. You get what you want in most cases, and get to cut out all the BS as well.

Hi Sima. It took me a lot of registrations with a lot of different sites to start getting BPO assignments. How many companies have you signed up with? Equator's assignments are impossible to grab because some agent (or agents has (or have) auto-acceptor software so within 1 second of Equator sending out the assignment notice, it is taken. I suggest you ignore Equator. The first company that I could grab assignments from is Pro-Teck. If you haven't signed up with them yet, I suggest you do. They are slow to pay, but otherwise, pretty decent to work with. By the way, if Pro-Teck finds out an agent is using the auto-accept software, they are terminated. Good luck!

I belong to, Equator, Titanium and noting yet no BPO nothing, I jsut spent $200 and bought 2 books from Frank Patrick, they called REO Renegades. I thought he will give me the name of asset manager and their contact info, instead i got only instrucion of how to do BPO and REO. I am not sure.... Any feed back will be appreciated.

I am representing a residential REO Bulk Buyer looking to invest almost anywhere in the US. His company is strong and purchases about $50M per month so I need a lot of help from you agents representing Bulk Sellers! He likes high values ($100,000+) per property; multi-state packages are ok. He prefers to deal directly with banks, if possible. If you have 5+ listings from one bank and we can custom "package" those together, that could work as a small transaction.
