California REO and AB 957

AB 957 has now been signed into law by Governor Schwarzenegger.
This law gives buyers the legal protection to choose the title company of their choice without the fear of having the offer rejected!
Banks can no longer require the use of their out of town title companies. The bank may provide a list of their preferred vendors but it is now illegal to require the use of their companies or to reject or dismiss an offer based on the title and escrow company chosen. Abandoned Animals....Didya know YOU'RE RESPONSIBLE?

According to CAR Legal Update in January of 2009, if you are the listing agent on an REO and there are abandoned animals, you and your bank are responsible for the care of those animals.

All In A Day's Work...?!?!?!?!

I just had to tell you all about the day I had today. It began as many Saturday mornings do at my house. My husband is an REO Broker too and almost every weekend, we catch some 'quality' time together driving everywhere and taking BPO Pics, doing property inspections, etc., which we actually look forward to and enjoy (Please, someone, jump in and tell me this is not really as pathetic as it sounds.) Calling a spade a spade?

We all know that because of fair housing laws we can't just call a
place a dump in the crime and drug infested ghetto, so does anyone
else have a diplomatic and legal way to deliver that message? I have
an AM arguing with me about price because their appraiser used comps

Utilites and Vagrancy

I know that every company requires us to market our properties with utilities, but we are experience a growing problem with vangrancy and there is no doubt that the vacant homes WITH utilities on are the first choice for squatters, which this economy is producing record number of. Anyone have any thoughts on solutions or on marketing with utilities or without? I would dearly love to hear some feedback from Asset Managers on this.

I have been with Titanium Solutions which I think is a great company with a great mission. I was wondering because after doing about 27 assignments over the past year I have yet to get one listing.
