Has anyone heard of this company or done any work for them? It's hard to know who is legitimate & who is not. Thanks in advance for your comments.Continue

What is a data order? Do any other companies besides Ocwen request these often? I have done a lot of BPOs and not heard of this product. Thanks for your replies.

How many Trustee Sale date postponements are usually allowed? How about 7!

Posted on October 21, 2011 at 1:45pm 1 Comment

I just completed a long sale, usually called a short sale (LOL) , as a listing agent that truly amazed me. I grew from hating the 1st TD holder to being grateful to them because they finally got things right. This 10 month ordeal began with 9  offers, where 8 buyers walked away, 7 times the trustee sale was postponed, 6 times the file was escalated, 5 weeks were wasted while the HOA board of directors debated if they should re-approve the condo building to be FHA approved (even though they knew… Continue

Are you a LAMCO agent?

Posted on May 28, 2011 at 12:42pm 2 Comments

I'm a member of the LAMCONetwork and just signed up in their group on LinkedIn. I read some past discussions & noticed that the account executives & AMs will start a discussion if they need a REALTOR in a certain state & town! They also sometimes ask for a prop pres co. FYI-you might want to check it out. You probably have to join first; then you can find the notices under the tab "search", then look for "all discussions." If this helps one agent find work, I'll be pleased!

REO 2nd Opinion BPO- Something really interesting happened to me...

Posted on November 24, 2010 at 1:37pm 5 Comments

I just completed a 2nd opinion BPO for an asset about to come to market listed with another broker. I have never been asked to do one before. Is this common for every REO about to be listed, or only when there is a particular reason? And if so, what are some of the common reasons?
During the submission of the report, something really interesting happened. One of my pendings became a sold! When I first submitted the entire report to the company, at that moment, the MLS printout they wanted…

Henry, I understand your frustration and I've only been working the bulk side of REOs for two months. My buyer is looking at a couple tapes at the moment, but I fully understand that this road can lead to nowhere. I chatted yesterday with a smart fellow who spent two full years and no transactions resulted for him. My buyer, just as of yesterday, is now willing to consider 1 good deal off the MLS to fix & turn, in addition to finding the bulk buys. He'll buy builder-close-outs so I'm confident I'll find an about-to-be-belly-up Builder here in CA or ?? I have a Broker friend of mine looking for desperate builders in San Diego County.

No, unfortunately not. I just had foot surgery and it's still difficult to walk easily. I had a fun time with you in Ft Worth last year also. I suppose Five Star will have another conference this year. Have you heard anything about it?

Re-post as a forum thread please.

Do any of you listing agents have 5-10++ properties from one bank who would like to package them together for one swift sale? I am representing an REO residential bulk buyer looking for properties from one bank most anywhere in the US. Can anyone help me locate properties for him? He will also consider a builder close-out, if all the properties have been completely built (missing carpet, tile, or appliances is ok.)
