Is your Short Sale Offer to purchase the "best" not just the highest?

Posted on September 6, 2010 at 2:17pm 0 Comments

Thursday night a property dropped on market in the desired target neighborhood (no inventory) with all the criteria met and more priced @ market. Within 24 hours a drive-by was conducted and appointment to show.

Prior to our appointment I was able to collect some important information (telephone conversations w/ the Listing Agent and Sellers) that would prove to be most valuable...the facts as follows; original sellers/homeowners, sellers are personal friends of the listing…

HAFA Lender Letters - Don't let em fool ya.

Posted on May 4, 2010 at 9:48am 4 Comments

As a realtor, I reviewed my first HAFA request with a client whom thought the letter receivd by overnight delivery was the same old thing just another letter informing her that she did not qualify for HAMP. There was exactly 14 days to respond and after a telephone call and four different departments and four different representatives we landed in the HAMP center which was outsourced to yet another company. Once we got to the right person and department promises were made verbally to my…

Reo Agent Strategy - Use The Video Camera on Your Blackberry

Posted on March 3, 2010 at 12:05pm 7 Comments

Recently I started exploring all the features on my 9700 Blackberry Bold...and found the video feature. Practice made perfect with a willing "Test Asset Manager" to send my weekly occupancy check as a video with audio. It works great!

Today I am going live and will be testing the water with a REO property coming into inventory with a weekly occupancy check and a Asset Manager that enjoys assisting me in progress. I will be running two systems at once...the old one and my new…

Back to basics REO agent strategy - Make a daily "To Do" list.

Posted on February 21, 2010 at 10:47am 10 Comments

As a REO agent there are multiple tasks to manage. Through the evolution of methods and systems the written daily "To Do" list is a classic never fail task manager that works. Gather your tasks and intergrate them into a written "To Do" list to be monitored and completed every day.

How it works:

1. Invest in paper and ink. You can use a note pad and pencil or a printout from synced up calendar database.

2. Make a list of current tasks and view the prior…

Loss Mitigation - Incentives for Short Sale Transaction.

Posted on September 26, 2009 at 10:14am 9 Comments

Is it a rumor or a fact? Short Sale transaction conditions have supported that lenders are stepping up to the plate and offering both their Delinquent Borrower/Homeowner and Realtors "Deals" to remendy a default/delinquent loan by a quick Short Sale transaction. Full borrower cooperation supported by experienced Real Estate service is the key to success. Incentives usually add up to dollars and cents for everyone involved; lender-borrower-realtor.

Sorry for delay in responding.  Yes I was inviting you to a Property ID event.  It was great and I will let you know when there is another one.  Or if you contact Property ID they will have one in your area!

Happy New Year.

Thank you Denise! I really happy that you though of me to do this for you but unfortunately that is way on the other side of Los Angeles which is a bit too far for me to service.

Hi Denise,

Looking forward to networking with you as well!

Yes... lots of zips! Most are within 30 minutes of our corporate office just out of Atlanta and we have a couple of branch offices we work out of as well.

All the best, Jamie

HI Denise. Thanks for the message. Would you mind giving me your personal email add so that I may ask you something in "private"? You can send it to me as a "message" on REOPRO. Thanks :)

It is great to give back to the Real Estate community. I am a stronger, more educated REALTOR® by getting involved. Women’s Council of REALTORS®, there is a chapter in your area, is the group that taught me about leadership. I would love to see you get involved in your local chapter – the state website is http://www.wcrca.info/

That is also why I am passionate about REOPro and this industry. It would be fun to chat. Let me know if you will be at the Spring REOMAC in Palm Desert.
