Offers Submitted On the Internet

Posted on January 3, 2011 at 7:51pm 6 Comments

The last two deals I needed to go on-line to submit the offers.  One site was very easy to use and the other site is not as user friendly unless it is the staff you get assigned to.  Has anyone else experience submitting all offers on-line?  Is this our future?

Program 3648 for REO Listings

Posted on December 17, 2010 at 10:35am 5 Comments

Did anyone hear of this program 3648.  You pay now $99.00 up front, $299 a month and when the short sale closes you get the buyer to pay 1% if not, you pay the company that amount.  They guarantee you 150 leads per territory.  There are so many scams and I want to know if anyone used this.  Thanks for your help.

Foreclosure Inquiry

Posted on August 29, 2010 at 2:39pm 1 Comment

I have many clients looking on-line for foreclosures. I also have a company I subscribed to get the listings of foreclosures. The frustrating part is contacting the bank to see if anyone has been assigned the foreclosure so I can show the property. They always state we need the account number and the SS number of the client. I tell them I am not the listing agent, nor do I want to know about the loan. I only want to show the property. Does anyone experience this? If so, how do you handle this… Continue

REO Agents Who Monopolize Listings

Posted on March 22, 2009 at 11:45am 24 Comments

This question is for the asset managers if they visit this site. When you usually assign REO properties do you give 300 to one agent? Or do you assign to a certain real estate office and they should distribute among their agents who do REOs? I would like to hear others on this site if they heard of one agent getting so many. The reason I am asking I had a recent incident where I could not reach the agent to find out how we can get into the garage on the property. He never called me back and my… Continue

I believe Land America is the same as LAMCO and they changed their system. Now you need to pay them to be included on the list for a REO listing. I was sent a letter. The cost was $499 and then a monthly charge. No thanks. Just for FYI.

After reading over the Ask the AM Q&A I would suspect that you are working for a BPO mill rather than an actual Asset Management company. Just a thought. You might want to ask the company you're working for and find out if they manage asset or they just assign BPO's.

Thank you for your comment. I contacted Land America about doing the REO listings. They sent me an REO application which requires four years of previous REO listing and selling experience complete with three references contact information for the asset managers. I don't have that experience or references, therefore I did not fill out the application. It seems that there are two divisions REO and BPO and the BPO's don't lead to listings unless you are also approved by the REO division.
