Thanks for the reply! I can tell that you listen to your clients; you are one of the only ones that gave me the response the message asked for...
I started over two years ago knocking the doors of homes that were likely to be upside down in the near future. Most had loans (1st and 2nd) that have adjusted or will in the near future. My goal was to let these homeowners know they do not have to pay an up front fee to anyone to find if they qualify for a loan modification. This was a great way to build my SOI.

I have been with Titanium Solutions which I think is a great company with a great mission. I was wondering because after doing about 27 assignments over the past year I have yet to get one to listing. Even following up still none have gone forward to sell their homes. Let me attempt to shed some light. I don't know if Land America assigns listings (I'm sure they do at some point); however what I do now is they do BPO's for several AM's as a way of getting a 2nd opionion of value (These are not listings they will be getting anytime soon). I had a recent new listing assignment, and Land America send out the agent for the 2nd BPO. This agent's value came in 72,000 more than my value. Why? Do agents really think they are going to get listings if they inflate the value. Fact of the matter is , usually an appraisal is ordred as well and the diffrence is split. Good for me the appriasal was lower than the agents inflated value; however it sure makes it difficult when BPO agents that don't have a chance of getting that particular listing sky rocket your values. Moral of the story is do the BPO's as if they were your listing. You don't want inventory sitting becuase it's over priced for the market and thats what would have happend had the bank given me the other agents price. Instead I've got multiple offers in 3 days on a property that is Priced in the low 500K. My BPO to Close values have consistantly been within 3-7K when the AM's listen.

that is correct. most companies run the same way. Some do the Reo some do not. so you just need to ask.... i would fill out the app anyways and send it in to them. you never know...

Hi Mercedes, I have done a lot of BPOs for LandAmerica and always met their dates, did last minute BPOs and lately I have not received any orders. I never got a listing from them. I talked to the asset manager about being able to get listings but it was ignored. I just say okay Donna move on to the next one.

I have done several bpos for land america. None of them have turned into reos. I currently have 4 do on Mon... focus on the bpos and apply to other companies.
