1. Few of our clients ask us to search for comparable with same sq.ft. and room counts and ask us to expand up to 3-5 miles. 2. Few of our clients ask us to search comps within 1 mile and choose comparable with subject sq.ft +/-20%. Age: +/-15 Proximity: Urban max to 1 mile and Suburban max to 3 miles. (We need
to have expressed written parameters from you for files when they are altered)
Sale Date within 6 months. Marketing time as per order from the vendor Please advise as to how you would select comps so that we can apply the same criteria for all your BPO's.
Completing BPO with YOUR comments: 1. If we expand any of the quality criteria, we place comments accordingly with prior consent from you. 2. If proximity, sq.ft., age and location is expanded we place the reason why the comp was chosen- i.e. ( these were the best available comps etc) . 3. We will place comparable comments or MLS comments for all the
comps and submit to vendor ONLY if you desire.
4. Based on the MLS research we provide all the Neighborhood Market section.
Note: If you have any standard notes which you want us to use in BPO's, we
will use them and they must be put in Dropbox and labeled Comment Library
