Why am I different?
I answer my phone. When buyers or other agents call I answer it or call back quickly. Why? Because I care. Each and every call is from someone that needs a little help or information from me and I can do that for them.
My REO listings have ALL utilities turned on. You don't have to show my homes in the dark. Oh and they are clean! You can drive buyers to them and feel good knowing that my listings are clean, utilities are on and I'll answer my phone if you have questions.
I am NOT a mega broker with 35 agents and assistants. I do my own BPO's. Yep, I get in my car and take the pictures and do the inspections myself. I don't have drivers or field reps taking pictures and I don't have non-agents typing up your BPOs. You get a real Broker doing the work. I can see things many agents and non REO folks wouldn't even think about checking.
I check systems in my REO listings. I know if the A/C works and set it at 80 degrees so when agents/buyers come by it's not 110 inside the house. I put toilet paper in the bathrooms and make sure the toilets flush.
I hold my REOs open at least one day a week and usually four days the week I get my list agreement. I meet the neighbors and aks them to call me if anything is ever wrong with my listing. I let them know our goal is to get some new homeowners in this home as soon as possible so they can get their neighborhood back. They won't have to look at an eyesore.
I like working on sprinklers. Sound stupid? Imagine your asset having green grass when the two REOs next to it have 3 feet of burnt out weeds in front of them. Guess who sells bank owned first?
I am a Full Service REO Broker. That's what I do and I am proud to do it well. I do the work myself. I get CFKs done because I go knock on the door at 8:00 pm and make contact. This save you thousands in carrying costs while other agents send 'em a letter and wait for you to evict.
