My goal is to 1) Make my asset managers life as easy as possible by making sure that I actively verify all buyers qualification prior to accepting an offer, make sure that we always push to close on time, and always have a qualified back up buyer in place should we feel that the current buyer/agent is not performing. 2) Always try to answer my AM calls or e-mails, even if it's after hours, weekends, or holiday's. 3) Make sure all our properties are clean and show well and there are no access issues. 4) Hold myself accountable to getting the job done right, the first time.
I work with a team/partnership mentality because you are only as good as the people surrounding you and I feel this is a two way street.
I treat my listings as though they were my properties, they are all high priority in getting them under contract at the highest price and closed as soon as possible.
My average days on the market is 11 days, and my sold to list price is 96%+, my fall out ratio is very, very low and it's usually due to buyers loss of job/hours or unexpected issues.
