GreenTree 2ND Lien Help Needed

Help...Help...I represent a nice family going thru martial problems and need to Short Sale here principal residence here in California. The only problem is that my clients took out a $50k HELOC against the property to add a room onto the house and guess who the servicer is.....GreenTree or as I call them El Diablo! Finally received payment for doing BPO's with Evaluation Solutions

Can't believe I finally got paid for doing BPO's for this freakin company 3 months ago. I finally had to threaten them with filing a complaint with the Districit Attorney of Florida and the Department of Real Estate(DRE). I received my check within 5 days of sending a forceful email. I will never do another BPO for this so called company ever again.

Ocwen Short Sale??

I just took a listing and the borrowers loan is with Ocwen. I called to get there fax number to send over the 3RD party authorization form and to initate the Short Sale. The customer service rep at Ocwen told me I couldn't initate a Short Sale and the borrower would have to call first. They mentioned about having the buyer exhaust every possible loan mod program before doing a SS. I told them that the buyer has lost his job over 6 months ago and has NO income to support a loan mod. Freddie Mac Short Sales

Looking for help...does anyone have a contact at Freddie Mac to help me postpone a TS set for this coming up Monday(Aug 9, 2010)?? The negoitater said the investor will not postpone past this date. We received only 1 postponement and need just 1 more. Buyer has been waiting with a fully approved loan for these banks to do there job but it seems like they have other ideas. Or does anyone have any suggestions on how to postpone it to buy time to get this done before they foreclose??

Hey Scott...my best advise is to be sure you keep regular contact with whomever are the Asset Managers in your region. I have no idea who that would be. Have you sent them an entire package including E&O coverage with the named as an additional insured? That shows commitment. They also need to know you have the financial capacity to handle their business. I estimate an average of $2,500 per property is the amount I lay out before getting reimbursement from FNMA. That process is a bit slow.

 

What AMPs are you working with? Possibly through them you can find out who to be in touch with. Truthfully, working with AMPs has advantages, especially when it comes to $$$ as they pay a lot of the upfront expenses.
