The Stock Market Surges to 20K And The Masses Applaud Their Own Doom

The Stock Market Surges to 20K And The Masses Applaud Their Own Doom

Make no mistake folks, the stock market surge is based on credit and at some point, that credit is going to default. The scary part is, we all know this, we all know our country is borrowing to pay debt, our citizens aren’t saving, it’s not a secret and yet, we are applauding this credit driven stock market boom, to our own demise.

I heard it once said…or read it somewhere which is more likely…, “we can’t…

Masses of Marginal Agents

As a licensed real estate broker and professional Realtor® with an operating brokerage here in Nashville TN, I have experienced my fair share of marginal agents in my time. Truth is, it seems to have gotten exceptionally bad here recently with the Nashville housing market exploding as Freddie Mac ranked us #1 in the nation last month. It seems with this real estate boom, everyone and their granny is coming out of the wood work to help you buy and sell a home for the promise of fast, easy…

Nashville TN Housing Market Due For Correction of 20-40%.

Nashville's housing market is due for a correction. Ask any local agent and they will tell you, we have never seen times like this before. My point is, our local market is completely and utterly operating outside of its balanced, healthy parameters. The only time in our history that we saw markets like this, was back in 2006 / 2007. The local housing market correction will be preceded by a national market correction which I do believe will happen towards the end of 2016....if not sooner. So,…

2016 Spring / Summer Mid TN Housing Projections and Why You Should Be Concerned.

2016 Spring / Summer Mid TN Housing Projections and Why You Should Be Concerned.

By Jesus “Jesse” D. Gonzalez Jr. Broker / Owner of Liberty House Realty LLC

Mid Tn housing recovery is poised to bust.

For many, here in mid TN, you have seen your home prices rise over the past 12 – 18 months. If you live in the inner core of Nashville and your neighborhood has gone through a gentrification, not only have you see prices rise, you have seen them sky rocket. For…

2015 Fall / Winter Mid Tn Housing Projections;

The housing boom may very well be on its way to a bust. As many of you know from news sources the stock market the last couple weeks has been volatile at best. If you step back from the hype and look at the bigger picture, the last couple weeks have resulted in a $2 trillion loss in value. Some analysts are saying that this is a direct result of the collapsing Chinese market. The problem is, many Americans don’t seem to really understand exactly how this will negatively impact local housing…

Preapproval Letters, A Security Measure for Realtors

Preapproval Letters, A Security Measure for Realtors

It’s about 10:30 am and the phone rings, it’s a potential buyer for a property I just listed. He says he has been waiting for a property in this neighborhood to come up on the market and is ready to put down an offer today but, he needs to see the property first. As a faithful, good Realtor, I offer to meet him out at the house in 30 minutes or 11:00 am. He says fine, he will see me there.

I pull up, formally introduce…

The Single Most Important Factor to Consider When Selling Your Home

To understand the importance of setting the right price, you first need to understand the market place. When selling your home, your market place isn't a specific location, instead it's more of a worldwide economic system for exchanging goods and services. More specifically, the market place for home sales is more a figurative place than a literal place. None the less, in either case, the market place is where the law of supply and demand operates. Understanding how the law of supply and…

2.9% Contraction, Worries Economist of Double Dip Recession

Per the US Commerce Department on Wednesday 6/25/2014, the US economy contracted at 2.9%, which was much greater than predicted. To put this in perspective, our economy hasn’t contracted this much since 1st quarter in 2009, when our economy had shrunk a little more than 4.5%.

In light of this news, economist are scrambling to place blame and figure out what happened. Some of the proposed culprits…

Nashville Tennessee Real Estate Prices Trending Up for Summer 2014

GNAR or the Greater Nashville Association of Realtors reported 3,079 home closings were turned in by local Nashville Realtors in May 2014. This is up .6% over May 2013. This is good news because Nashville home sales were actually down 1.2% in March and .5% in April which shows we are definitely trending upwards in time for the summer selling cycle. Keep in mind, before March this year, Nashville home sales hadn’t seen a down month all…

Home Values at or Near Pre-Recession Highs in 1000+ U.S. Cities…or Are They?

Home Values at or Near Pre-Recession Highs in 1000+ U.S. Cities…or Are They?

Ask any Realtor, name the single most important  economic impact to housing and they will tell you, its jobs. Yes, it really is that cut and dry, you must have a job to get and keep a home. So, a recent article by RISMedia really caught my attention as it announced “Home Values at or Near Pre-Recession Highs in 1000+ U.S. Cities”. You see, I don’t understand how this can be, especially when you look at our…

Are We Seeing Another Real Estate Bubble?

The short answer is no, not yet, that is.

One of the fundamental principles of real estate is that all real estate is local however, back in 2005 / 2006, before the collapse of the last real estate bubble, analyst painted real estate with broad strokes when it came to price predictions and appraisals. More to my point, we don’t say, Nashville is a HOT real estate market like we did in 2005 / 2006 but, instead we say Germantown in Nashville is a HOT market. In other words, real estate…

I Am So “explicative” Over It!

I Am So “explicative” Over It!

I am sick of agent calling me to ask, “Will your property 666 Money Pitt Ln, you know, the one with busted pipes, will that go FHA?”

I am so flabbergasted at the question that I can’t figure out a creative yet, flagrant way to respond without coming off hostile or sarcastic.

When I am not sick of these…

Does the Real Estate Industry Need Realtors?

First off, let me start by saying this is going to be a long blog because, it’s a topic I am sure is going to cause many feathers to ruffle but, I think this question should be asked because, I strongly believe we are in the beginning of a technological revolution that will dramatically and catastrophically change the face of the real estate industry and more importantly, the human face of the industry….specifically…
