I just got an email from Christian Broadwell with Realty Pilot alerting me to the fact that one of our members got a BPO and in return the REO. Now, so that we are clear, this isn’t a “REOPro” assignment so much it was a bank who has been using the Realty Pilot for some time and noticed their coverage is growing…ie, REOPro members and happened to release a BPO…

One of the biggest changes our industry has seen, is the level of competition for listings has exploded exponentially. Different conferences however, the same ole story, huh?
We all know sex sells and it was brought to my attention, that fact is no different at our industry conferences. At a recent conference, I had heard rumors, yes…rumors that some people come to these conferences in order to obtain new business by using their “ASSETS”, if you know what I mean?

For many Agents, paying to get listings seems the only way to get their foot in the door. I understand why they do it and, admit…..I was one of those agents to.

Ok, so....I have been hearing from some friends...Skype THIS, Skype THAT and, honestly....I really didn't care but, I had to recently use Skype for a video conference call and BAM! I was astonished, it was the coolest, craziest, most incredible thing I have done in a long time.
I was amazed at how I could, over my lap top, see my friend talking to me. Now, I don't have a camera set up on my lap top....yet but, I will soon because it was just to darn cool!

Ok, I announced that I was needing everyone to come on and update thier profile information, specifically zip code and the network exploded. Let start off by telling you that before I decided to go to 5 Star, I was apprehensive about the conference because, I really didn't want to leave my business here in Nashville. First off, let’s make sure we all agree on what a Communist is, in reference to the topic of Default Residential Real Estate only.

For many Asset Managers, agents calling with their problems rather than with their resolutions are some of the biggest headaches they get.

Ok, I am about to vent so, if you don’t want to hear an angry rant about how I feel, it’s best you stop reading now and move on!
I have this short sale, since January and it’s in poor condition. For example, pipe burst in ceiling, sever mold, exposed sub-flooring through 75% of home, torn wall paper, huge holes in walls, missing fixtures, standing water in crawl space, etc….get the idea? It’s in poor condition and my contractor estimated 30k ($30,000.00) in repairs to make it livable!

It has recently come to my attention that a friend of mine in another state is being sued by a Seller he represented in a Short Sale transaction because he didn’t disclose the fact that the homeowner was selling short in a recourse state and could potentially be sued herself for a deficiency judgment. Needless to say, the seller was issued a deficiency judgment by the court in the amount of $48,000.00.

It’s raining foreclosures, in these cities.
In a recent article July 30, 2009, Foreclosures: How Bad is your City?, Les Christie with CNNMoney list out the top 20 ranked cities where foreclosures abound. He quotes his source, RealtyTrac and here is their findings.
Ranked # 1 is Seattle with 1 in 107 however, that’s up from the first half of 2008 by 72%

So, I was looking around the web the other day and came across some REO training programs, of which I will not name however, after reading their pitch I realized they were puffing like a pit viper in a ring with a charging bull. In other words, they were doing some serious puffing.

Have you heard of HVCC? Well, if you haven’t, where have you been?
HVCC is the Home Valuation Code of Conduct. It went into effect May 1, 2009. Many have their opinions on the effect HVCC will have on our industry and I haven’t learned enough about it at this time to form a valuable opinion however, check out the link to Freddie Mac’s page about it and decide for yourself.
