ANSWER YOUR TELEPHONE!!

So you want to be an REO agent do you? Unless your just slammed with business and don't need or want anymore, why would you not answer your telephone. Two days ago I spoke with an AM that had 6 properties needing to be assigned all of which were outside of my coverage area exept for one. So being the sharing person that I am, I called & called & called. 3 listings went to my Southern CA friends/agents with Code 3. 1 to an Agent in Beverly Hills , 1 to myself and the Other to a MEGA REO broker in Bakersfield. This REO broker pretty much assured me he will be retiring after this boom, of which is his 3rd and he's doing MAJOR volume. HE DIDN'T KNOW MY NUMBER FROM NEXT BUT CERTAINLY ANSWERED HIS PHONE AT 10AM IN T THE MORNING WHEN I CALLED. So why is it that a Broker Doing Mega business can answer his phone, and some of us wanting to get into the business don't answer or at least return a telephone call. I'm sure we all have caller Id & show missed calls on our cell phones. We'll I'm looking for a network of a few good agents in CA that I can count on to answer there telephones next time I am blessed with the opportunity to pass on a REO listing.I have been informed from my contacts that CA is gonna get slammed in the next 6-9 months and I'm sure these opportunites will be more common. So Answer your telephones, I know most of my AM's call me before they assign a listing to give me a heads up. I haven't missed a call from one yet, so I don't know what happens when they don't get you on the phone. I would like to think that after you prove yourself they will just assign it; however sometimes a conversation is worthy. Lots of times there in other States Like PA and don't know Sacramento is 4-5 hours away from Bakersfield.Here's my tip for the month: I spoke with the REO coordinator for Citi & have been informed they will be adding new agents in or near the 1st quarter of 2009. So you may want to get your packets in if you haven't already done so. (So why would they be adding more agents around this time, well the stars are linning up, just another source confirming the volume and outlook ahead.)

  • When you leave phone messages, let them know your available times. If you tell them 8am t0 8pm, you might get more end-of-the-day closure phone calls from persons that passed up other agents, after 5pm. Then you can win the new business, or solve a problem that had better not STEW overnight....then you can sleep like a Baby.
    My Husband set up all our Phones on a Call-Forwarding loop. I don't care where you are, the best things you can do for your business is grab new Business away from some Lazy agent, or get first crack at Saving a deal. or making an extra deal....If all your phone Bills are over $200/mo, you owe it to yourself to have that extra phone call, pay you ahead for a couple of years..$$$

Feel free to contact me if your AM has work in my area. I have been trying to get in touch with Citi bank for a few days now. I called loss mitagation dept. they gave me a bad number for thier reo dept. I have a client interested in one of their bank owned homes in my area. If anyone has this info. Please share.
  • We are agents here in Las Vegas and have been closing short sales listings with a time frame from 6-9 months. We have registered with every REO/BPO site out there to try and get BPO's leading to REO assignments. We are REO certified with Pardigm Default Services, NFSTI and Harris University. So far no BPO's but still trying daily. Some of these sites (Mainstreet Valuations) are a joke. They send BPO assignemnts via email first come first assigned. I have literally been in front of my computer and clicked on the assignment but it is always taken. We are establishing relationships with various sites via phone and that seems to be the best probability of getting a chance to prove ourselves. Anything else that we could be doing as advice would be greatly appreciated.

  • Last year I got a call one mid afternoon. I am one of those who actually answers the phone when it rings. It was LandAm. She asked if I could do a occupancy inspection for her. Thinking it was the insurance type where you get the name of the occupant (I hate them and do not do them except for regular clients, and they are rare) I kind of hedged on it. She then said, 'you may get a listing from it' - I said oh THAT kind of occupancy inspection. Look for personal property in the yard, trash cans out, see if the meter is attached etc. Piece of cake. I told her, not a problem. Then comes the rest of the STORY. I was agent #4 - Guess what - 1-3 NEVER DID CALL HER BACK when she left messages. I was mortified to say the least, and offered apologized for the lack of professional behavior. She said, 'I will NEVER call any of the them again'. In an hour and a half I had the data she needed for the client and it was all in the uploaded in the web. That led to more lisings from them. It pays to answer the phone.

  • ROFLMAO....OMG! You so hit on one of my biggest pet peeves! I DON'T LIKE REALTORS WHO CAN'T RETURN A CALL, LET ALONE ANSWER ONE, CALLER ID OR NOT!

    It may be harsh to say but, if you're a Realtor who uses a personal cell phone to do business and because of that you are too busy WATCHING THE CALLER ID, vs. answering the phone, then GET OUT OF THIS BUSINESS. ...UUUUGGGHHHH!!

    I am sick of "busy" agents who don't answer thier phone but, when I call a agent that has over 150+ listing I never seem to roll to voice mail......uuuggghhh!

    When I am not sick, I am tired, tired of trying to reach you agent who don't return calls. You are soooo busy but, when i look in the MLS you only have 2 listings...uuuugghhh!

    So, as you can see, I am sick and tired, sick and tired of agents who don't return my calls. I don't care and, I mean this, I don't care that you have a full time job and practice real estate, obviously you must be doing both poorly. I don't care that you got 20 babies to get to day care, shopping for grociers, a beauty salon appointment and then got to go home and clean house....I DONT CARE.

    Being a Realtor is a full time job, not so much that you can make and change your schedule but, more so the quality of service you provide your clients AND AGENTS! Get a clue folks or get out of the business, leave it for me to do because, I most likely can do it better!

    Just my soap box...sorry if it made anyone mad but, I don't care. It's all about quality with me so, either get out there and show your 4-star service because, I will always be 5-Star baby!
