REO Robin Hoods

I would love to have a blog going that talks about the GOOD GUYS in REO--here I'll start. . .Raising my glass to servicers passing on cash offers in favor of OWNER OCCUPANCY!!! One of my favorite servicers is working towards an 80% owner occupancy in accepting offers. It is fantastic to be able to tell black and blue buyer's agents that their FHA buyers have a chance with these listings.Three cheers for:Agents who keep the lights on!Property preservation companies who know that a DEADBOLT goes above a doorknob, not another doorknob!Agents with 100% CFK rates--no evictions, please. It is just plain embarrassing.Local listings for local agents--if you have to fly to do a property check, it is just plain too far--don't accept it.Signage and lockboxes--the basics never hurt.Chime in if you have one--we could all use a little positivity here.

  • Cheers to the buyers agents spending countless hours finding that right house only to compete with multiple offers and to do it over and over and over again until they really get one! Because it really is about their clients getting a house!

  • 3 cheers for agents that take the time to upload multiple photos to the mls, you know they have 30+ in their camera from the BPO.
    3 cheers for agents that respond to offers as soon as they have the an answer from the lender, nothing is more frustrating than calling to find out- oh, they accepted another offer, or seeing it change status on mls.
  • OK, how about correct information in the MLS? From directions to condition to information as basic as the DNA - bedroom and bathroom count, square footage, etc. If it doesn't have a closet, it's NOT a bedroom.
    We have one agent in out area that ALWAYS puts "Great potential!" and that's it, in the remarks of EVERY listing!
    Oh, this is supposed to be positive...sorry. :)
    Kudos to those agents that make it a point to take the few extra minutes to put the correct information in the MLS! There are a few out there and the little extra effort is appreciated!
  • How about some "hats-off" to REO agents that either answer their phone or return a call promptly (and you don't get the recorded message "this users mailbox is full and cannot accept anymore messages") - gosh ther are alot of them.

    And . . . I couldn't agree more about the preference for "owner occupied." It's not just good for the FHA buyers, it is absolutely in the best interest of the AM/Servicer/Investor. If those "investor ratios" continue to climb (and they are), REO owners will be further limited to lower-and-lower offers from investors - not good for anybody but the cash investor.
