Work A Holic Realtors and Asset Managers

I was in the office today catching up on bookwork and low and behold I received notification that I had just received two new listings. Glory be, it's Sunday afternoon and I'm in the office all by myself. Can I get everything done?? I will just say this, I was able to get the listing agreement signed, the referral agreement signed, occupancy check completed, the pictures taken of the interior and exterior of both units, contacted the other listing agent that had them as short sales to notify her, ordered the locksmith for change out of locks tomorrow, did a quick lien search and obtained all the tax research records for my asset manager.Then as soon as I got the occupancy check updated in the system, I got the order for two BPO's. It is now 7:40 at night, I was able to get both listings completely ready including BPO's (I still have the HOA to do, but the HOA People obviously aren't workaholics) Plus I got my operating account and escrow accounts balanced and reconciled!!!And I was able to email my AM and tell her she was a workaholic also. We laughed over that one. I am hoping it pays off!!My question to each of you is this, am I spoiling my asset manager by getting everything done so quickly or am I allowing myself more time for this week for new and upcoming listings. Auction at the courthouse was last week, so I am hoping to get more listings this week. What is your take on my "Can Do Quickly" attitude?Actually I am needing a blog to keep up with my requirements here and couldn't think of anything worthwhile that you all haven't touched on. So the smart alec in me comes out!!

  • Good for you! We do what we do because we love it right?! (the People, Negotiation, Competition, Construction, Housing, Lifestyle, $$$$, Real Estate - nuff said?) One of my senior - mentors always told me that "when you do what you love it won't seem like work". Simple but true.
  • Haa Haa I like hearing that !! I dont procrastinate. I get it done as soon as i see it in my mail, so exciteing to see what my next assest is, as a matter of fact I even start my marketing so when the price comes in I have that next offer ready! Thats Lovin''' REAL ESTATE!!!

  • You go girl! I do the same thing as you do. I received two assets on Friday at 4 and had gone and completed pictures in one that was vacant and I could get into and knocked on the door to establish repoire with the occupant to offer relocation assistance. Emailed the am and had an amount for the person to go! Keep up the good work!
  • Congrats on your new listings!!! I love the can do quickly and no I don't think your spoiling your asset manager, it just makes your rating so much better. I do the same, I just got a new listing myself and completed the initial services task the same day, its hard to keep a good rating because of all the tasks they send you for everything else. (initial services, occupancy check, bpos's, CFK, etc...)

    I have been applying for months trying to get listings. I am on every portal I have sold 12 REO's and have done everything on them including termite, trash out, permitting etc and I am the selling agent. How do I hook up
    with an asset manager. I used to do this in New York but my contacts are gone. I have done short sales as well. Any suggestions will be appreciated it.
  • We all have a window of opportunity in this market. The AM is the client when you first get the assigned listing until the transaction is closed. For me it is better to get my check list completed no matter which day it may be. My wife is the first to make it understood right now it is the way of the real estate business and you have to take action because you really don’t know the real schedule for your client which in this case your AM. Plus Sunday’s most agents are out of the office so it’s a perfect time to get things done. Good job but take care of your personal matters like family at every opportunity you can.

  • I'm so glad my asset managers believe in taking the weekends off! I still get a random call, email or text message during the weekends as they know I'm available if they need me. And it's not unusual to get an email at 10 or 11 pm during the week from one asset manager as she works from home. But normally it's quiet all weekend and I use that time to unwind and think about other things for a few hours!
